March 9, 2016   and March 16, 2016      Minutes of the Pine River Ranches Landowners Association

 

March 9, 2106 meeting , board members present Pat LeRoy and Susan McLaughlin. This was not a quorum to commence and vote on the agenda.  John Dustin was contacted via telephone. It was agreed  upon to pay the PAP bill. It was agreed via email to reschedule the March meeting for the following week in order to address time sensitive issues such as road work.

 

Meeting called to order by John Salsbury at 7:00 pm.

Board members present Pat LeRoy, John Salsbury, Susan McLaughlin, John Dustin and Shane French.

 

Minutes approved from February.

 

Treasurers Report distributed by Pat LeRoy.   $4,145.79 in winter account.  $29,627.37 in General account at the end of February.  All bills were paid by Pat.

 

Old Business:

Bridge Damage by WM: Pat LeRoy has sent pictures of the damage and a certified letter as well many calls to WM. She sent a welding estimate as well as the cost to replace the garland. We are waiting to hear from them after an extended time of them not responding to Pat’s efforts. Corporate headquarters in Houston did say that if we did not get a response locally, they will take care of it.

Spring Road grading, culverts, ditch work: Timing of the road work and dust abatement. The first half of April has been a good time. Shane French brought up that Forest Lakes is happy with a 7O:3O mix of  lignan sulfonate :mag chloride.  John Salsbury will contact Desert Mountain to schedule.   Gosney will also be contacted for an updated quote  for culvert clean out, new culvert for upper Ludwig and ditch cleanup and road prep with water for dust abatement. Their last bid was $ 776O.OO.

Gomer Culvert:  The water in Gomer’s pond has settled. It is not overflowing. No problem to address. Gomer contacted John Dustin about the  weather and timing of the work needed on his property.

Internet: John Salsbury talked with Century Link. May 15th is the latest date. After it has been set up , people may sign up.

Notice Board: It will be set up soon.

Bridge welding repairs. It was voted to proceed with the repairs. $4OO

 

 

New Business:

Parking Lot : Pick Bar Ranch would like a written agreement about use of her property in exchange for brush clearance.

Asphalt road repair: Susan will repair this weekend the pothole in front of the bridge.

Pond: John Dustin viewed the pond. He said it is not down significantly. We will put the board back up by the ditch and test it. John will place a barrier at the gate and see what happens before the river levels rise.

Bridge: Clicks bid has been reviewed for labor and materials.  He will be contacted to start at any time. We have river rock in the neighborhood that will be used for finishing.

 

Lot # 45  property owner owes PRRLOA $4487.29 dating back to 2010. This amount has accrued from annual assessments and special assessments. One more attempt will be made to collect the debt. A motion was made and approved to request the senior creditor make  payment, or face foreclosure by a senior lienholder.
