Guidelines for Fishing on the Pine River with the boundaries of Pine River Ranches Subdivision II

  1. All land within Subdivision II is privately owned and is not open or available to the Public at Large.
  2. Lot owners and their guests are allowed to fish in the community Pond and in the river as long as they abide by the covenants. These covenants provide a 30-foot easement along the west side of the river.  This easement is for fishing only.  There are NO easements along the East side of the river.
  3. “Lot Owners” refers to owners of one or more lots in Pine River Ranches Subdivision II. The Pine River Ranches Land Owners Association has, as a matter of courtesy, extended the fishing rights on the community pond and river to those lot owners in PRR Subdivision I and other lot owners who pay the annual assessment to use our roads and bridge. This right to access to fishing may be rescinded at any time. The Association has also, as a matter of courtesy, extended full time tenants the same fishing rights as lot owners.
  4. One can access the river at the bridge going up or down stream within the boundaries of the Subdivision II.  Going upstream the easement extends to the upper end of the community pond.  Beyond that point you would be trespassing on Hank Wommer’s property (not part of Subdivision II).  You can also access the river from behind the pond and work downstream.
  5. There is also an easement above the community pond running from 280 Pine River Ranch Circle up to and including 754 Pine River Ranch Circle. However, no one has the right to go through any other lot owner’s lot to access the river. One can only access the river with the expressed verbal or writing permission to do so.
  6. Although there is a 30-foot easement, in the spirit of good neighborship, one should stay as close to the river as water, terrain, and landscaping permit. Remember this is still someone’s back yard.
  7. If a lot owner has a guest who wants to fish on the river or pond, it is best if that lot owner can accompany the guest.
  8. No lot owner wants a group of unknown people walking through their property so:
  9. Notifying the relevant lot owner by phone or email in advance is recommended.
  10. If not being accompanied by a lot owner, the guest should have on his/her person a letter from the lot owner listing the guest’s name, the lot owner’s name, address, and phone number of the lot owner. The letter should also include the specific (current) date the guest is granted the right to fish.
  11. All Colorado Fishing Regulations apply.  Catch and Release is strongly recommended using barbless hooks with artificial flies and lures. Do not use bait.
  12. The river and pond are stocked yearly as voluntary donations allow. All donations are very much appreciated but they are not a requirement to a lot owner or guest being allowed to fish.
  13. Donations can be made by check. Make checks payable to PRRLOA and indicate it is for the fish fund. Checks may be mailed to Pine River Ranches Land Owners Association, PO Box 602, Bayfield, CO 81122 or given to the current Treasurer .
